The Builders sales people are NOT regulated by the Texas Real Estate Commission.    They work for the Builder.    They are NOT your "friend in the business".    Buy new construction without an experienced REALTOR and you WILL end up paying too much!... No Brag... Just Fact!    An experienced REALTOR has access to ACTUAL sold prices in ALL neighborhoods, as well as private specials pricing/deals offered by area builders.    If building from the ground up... getting a "Muti-Phase" 3rd party inspection is essential.     Getting a 3rd party inspection is essential as well when buying an already or almost built home.    Also.. be VERY careful of Builders "Special Financing" with their "Approved" lender... ALWAYS get a 2nd mortgage opinion!    PLEASE!  Use an experienced REALTOR to help you!
