BUILDERS NEW CONSTRUCTION
The Builders sales people are NOT regulated by the Texas Real Estate Commission. They work for the Builder. They are NOT your "friend in the business". Buy new construction without an experienced REALTOR and you WILL end up paying too much!... No Brag... Just Fact!
Builders only put a few of their houses in the MLS: the completed and under construction ones. They typically have many lots ready to start building one of their choice floor plans. An experienced REALTOR has access to ACTUAL sold prices in ALL neighborhoods, as well as private specials pricing/deals offered by area builders.
If building from the ground up... getting a "Muti-Phase" 3rd party inspection is essential. Getting a 3rd party inspection is essential as well when buying an already or almost built home. Also.. be VERY careful of Builders "Special Financing" with their "Approved" lender... ALWAYS get a 2nd mortgage opinion! PLEASE! Use an experienced REALTOR to help you!
Most Builders only list a few of their properties. They usually have many more To-Be-Built homes and lots available.
