So what does all this mean for you?

No Down Payment - This makes it easier for you to get in to the home of your dreams.

No Cash Reserves Required - Most loan programs require a certain number of months payment in your bank account.

Closing costs can be worked into the financing. With a USDA Home Loan you can finance the closing costs up to the appraised value.  Please consider the following example:
Purchase Price                       $125,000
Appraised Value                    $130,000
Estimated Closing Costs    
 $    3,000

In the example listed above you would be able to finance the $128,000 (plus the 2% guarantee fee) which includes your purchase price and closing costs. This is very helpful to you when negotiating the purchase price with the seller.

Flexible Credit Guidelines - There are no minimum credit score guidelines but scores below 620 require a more thorough review.

You can still qualify if you do not have down payment funds available.
